What Is a DSCR Loan?

 

A DSCR loan (Debt Service Coverage Ratio loan) is designed for real estate investors who want to qualify based on the income generated by the property—not their personal W-2s, tax returns, or employment income.

Instead of looking at your job, we evaluate the rental income vs. the mortgage payment.
If the property's income covers the debt (typically with a DSCR of 1.0 or higher), you may qualify.

Q: Can I buy property using an LLC?

A: Absolutely. Most DSCR loans insist on closing in an LLC, which is ideal for investors. 

Q: Do I need business credit to close in an LLC?

A: No. You can personally guarantee the loan without any existing business credit. Many investors start by purchasing in an LLC using their personal credit. 

Q: What’s the minimum credit score for a DSCR loan?

A: Generally, a 620+ FICO score is needed, but options vary. 

Q: Can I get a DSCR loan if I’m self-employed or don’t show income?

A: Yes! DSCR loans are based on property cash flow, not your income or employment history.
